But this is where I held back a bit. Sometimes, you have to challenge a software program or application to see what it’s capable of. So I purposefully gave ChatGPT limited information about the property, and then asked it to generate a description.

  • 4 bedrooms, 2.5 bathrooms
  • Big backyard with a pool
  • Ocean view
  • Walking distance to several restaurants and shops

By the way, I timed it. ChatGPT produced the above content in 34 seconds. How long would it take you to write a comparable description of this length? I’m guessing a bit longer than 34 seconds. Maybe an hour? Maybe the better part of an afternoon?

This simple example demonstrates the time-saving benefits provided by the ChatGPT artificial intelligence program. And you can apply those same benefits to many different types of real estate writing and marketing tasks, from blog posts to social media posts.

Here’s How to Get Started

By now, I’ve probably convinced you that this popular AI chatbot can save you a lot of time and energy when creating property listings. So, how do you get started? Here are the basic steps you’ll need to take when using ChatGPT to write property descriptions:

1. Gather all of the property details.

The first and most obvious step is to gather all of the pertinent details relating to the home you are marketing. At a minimum, you’ll want to provide the property location, the type of home, size and square footage, number of bedrooms and bathrooms, and any unique features that make this property stand out.

You’ll get even better results if you provide additional details, but consider this your starting point.

2. Choose a prompt to enter.

In chatbot lingo, the “prompt” refers to the specific instructions you give to the AI. This is your input. What you receive in return is the output. The better the input, the better the output.

If you’re listing an apartment for rent, you might want to select a more conversational tone, along with a lower word count. You’ll have to experiment to figure out what works best for your needs.

You can even ask it to write with some occasional humor. But in my experience, it delivers humor with a “dad joke” level of corniness. You’ve been warned.

Once you’ve entered your prompt and selected the appropriate settings, simply hit enter or click the input button. ChatGPT will then generate your content based on the information you provided.
