Mayfield Ranch at a Glance

As mentioned above, this neighborhood is located in the northwestern part of Round Rock, Texas. The city of Cedar Park is a couple of miles west of this subdivision, and Georgetown lies just to the north. In 2009, Round Rock was listed as the second-fastest growing city in the entire United States. The surrounding cities are growing rapidly as well. As a result of this growth, the Mayfield Ranch neighborhood gives you easy access to a lot of amenities and attractions.

The new Cedar Park Center is just a few miles down the road, as well. This beautiful facility will attract a wide range of events, ranging from hockey to classical music. Cirque Du Soleil performed there in February 2010.

As you can see, there are plenty of benefits to living in this section of Round Rock. Nearly everything you need is within a short drive. That covers the surrounding area — now let’s talk about the types of homes for sale in the Mayfield Ranch subdivision.

Types of Homes for Sale

When this article was posted (January 2010), most of the homes for sale in Mayfield Ranch were between $180,000 and $310,000. Size ranges from 1,800 square feet to 3,000+. There is a fairly even mix of one-story and two-story homes in this neighborhood. Most of the properties in this subdivision could be classified as tract homes, meaning that each builder (see below) offers a handful of floor plans. There are no custom homes in this neighborhood.

Home builders in Mayfield Ranch include the following:

  • Standard Pacific
  • Meritage Homes
  • David Weekly
  • Grand Haven
  • Newmark

As of January 2010, Grand Haven was the only builder that still had model homes and sales reps in the neighborhood. All of the others have either finished or nearly finished construction, so their models have been sold to buyers.

School Information for Mayfield

School boundaries for this area were adjusted in 2009, as a result of population growth. In 2009, Round Rock was ranked as the second-fastest-growing city in the United States. New schools have been built to accommodate the influx of new students.

Elementary Level – A new elementary school is currently being built in the adjacent neighborhood of Stone Oak. Starting in fall of 2010, elementary-age children in Mayfield Ranch will attend this new school. This will be a very convenient drive for parents who live in Mayfield, because you can avoid the busy highways altogether (the two subdivisions have connecting roads).

Middle School – Mayfield Ranch Boulevard divides the neighborhood into two school districts, at the middle-school level. Students who live on the west side of the subdivision attend Leander ISD, while students on the east attend Round Rock ISD. The upside of this is that parents have a choice. Depending on where they live in Mayfield, they can choose between two different school districts.

High School — For several years, the children in this neighborhood attended Round Rock High School. But there were problems with overcrowding, so the boundaries were changed. The boundary for Stony Point High was recently redrawn to include the Mayfield Ranch neighborhood. Of course, with the rate at which this city is growing, all of this could change again within the next few years.
