If you've been following the prescribed steps up to this point, you've researched the market and set your asking price. Now it's time to put the word out to the largest audience possible. It's time to market the property.
In this section, we will talk about the various property marketing strategies you can use to bring buyers to your house. If you have a real estate agent, or plan to find one soon, you'll have a lot of help with this process. If you're selling your own home, you'll be wearing the marketing hat yourself. This website caters to a mixed audience, so we will cover all aspects of property marketing as if you are the marketer.
Marketing Strategies for Home Sellers
How you promote your property will depend on several factors. Every scenario is different. If you have an agent helping you, for example, you'll have the property marketing tools and techniques they use on a regular basis. If you're handling the process for yourself, your strategy may be different. So not all of the property marketing techniques on this list will apply to you.
- Multiple Listing Service - The MLS is basically a large database of homes for sale across the country. So if you want to reach the largest possible audience with your marketing efforts (and you do), you'll need to find a way to get the home listed on the MLS. There are two primary ways to get your home listed in the MLS -- through a real estate agent, or through a for-sale-by-owner service.
- Yard Sign - This is one of the oldest but more reliable property marketing tools for home sellers. It's also one of the cheapest. Whether your agent puts a sign in the yard, or you have to procure your own, you need a sign. It will help the MLS shoppers locate the house, and it will also get the attention of drive-by shoppers. You can actually order signs online these days.
- Agent's Website - If you decide to hire a real estate agent, I recommend choosing one with a strong website presence (good search engine visibility, traffic, etc.). There's a wide spectrum in this regard. Some agents have obscure websites, while others have high-traffic sites that can serve as yet another property marketing tool.
- Local Newspaper - Many home shoppers still use the local newspaper to find homes for sale in their area. So depending on the cost involved, this might be another worthwhile marketing channel for you. If you get your house listed in the MLS (see above), then you probably don't need to spend any extra money on newspaper ads. But it's worth mentioning here on this list.
- Word of Mouth - Never underestimate the power of people talking. If you put the word out to a large network of friends and family that you are selling your home, you could very well find a buyer before marketing the home through any other channels. I recommend taking it a step further and sending a marketing flyer to those folks, or at least an email with some notes about the house. They can disseminate the info as needed.
These are by no means the only property marketing techniques available to you. But they are some of the most effective. I put the Multiple Listing Service first, because is you use that service you might not need to do anything else. When I sold one of my previous homes, I started getting phone calls for visits withing one hour of putting the home on the MLS. As far as marketing goes, it really is one of the best ways to reach a large audience.
